We have identified a possibility that may allow a low income individual or family to own a modular home for much less than the “going rate.”
If you can’t afford a “standard” $300,000 or $500,000 home, perhaps you could afford the $32,500 modular home shown below?
The unknown factors are:
1. will banks give a loan on a modular home like this? Because of the nation-wide housing shortage crisis, we think they will. The bank we use (and would recommend to our clients) said that with adequate proof of good job security, such a small loan would be granted even without collateral, because the risk was so small and the benefit to an American family was so great.
2. will zoning authorities “permit” placing such a home on a lot you buy? Since this is not a mobile home (no wheels) we think they will. You can move any home including large “stick-built” standard construction homes. Because of this, we think this modular home should be permitted anywhere a stick-built home is.
3. Will county government help low income individuals own an affordable home by reducing the dozens of expensive bureaucracies that want “a cut” of the home owner’s home purchase?
4. Will the “free” solar power offers that appear everywhere in the media apply to a modular home? If so, this home has 800 square feet of roof space. Mounting solar panels on all three sections might make this house energy independent.

• land belonging to family members with favorable zoning

A crew of 13 assembles the home. Instead of an overhead crane, think of rented tall construction jacks and jack stands to do the
• lifting of the side roofs
• lowering of the side floors and
• lifting of the side walls.
A large rented hydraulic automotive motor lift and some jack stands might work well too.
A no-frills walk-through. There is still protective plastic on the walls of this just-assembled home.
1. In this video one person can raise the roof piece with the help of the pressure lift pistons on either side.
2. Eight people were needed to lower the floor plus the long outer wall plus 2 fold-out end wall pieces on the left side.
3. Eight people were needed to lower the right side which has the floor, the long outer wall, 2 fold-out bedroom divider walls and two fold-out end walls. This is the heaviest piece to deal with.
4. Eight people were needed to raise the outer wall, the two bedroom divider walls and the two end walls.
5. Only one person is needed to swing the end walls and the bedroom divider walls into place.
• The two interior bedroom walls can be left unused for one giant bedroom.
• One interior bedroom wall can be folded out for one large bedroom and one smaller bedroom.
• If both interior bedroom walls are used, the home has three bedrooms.
No jacks or jack stands were needed. If you do not have 7 friends to help you with the lifting, moving companies always have temporary workers who will show up to help get it done.
This model has a large single entry door. To move a large furnishing items inside, one of the bedrooms, one of the four end-walls can be pushed in to create a large opening.
